01

Size and layout

Square footage matters, but shape matters too. A simple footprint is more efficient to frame and roof than one with many corners, bump-outs and roof changes. Two-story homes and ranches also compare differently, since a ranch spreads the same living space over a larger foundation and roof.

02

Design and complexity

Vaulted ceilings, large spans of glass, timber details, complex rooflines and custom stairs all add labor and material. None of these are wrong choices. They are simply the features we suggest weighing carefully against the rest of your wish list.

03

Finishes and selections

Cabinetry, countertops, flooring, tile, plumbing fixtures, lighting and appliances can move the total more than almost anything else. Two homes with the same floor plan can land in very different places depending on these selections. We help you see where upgrades make the biggest difference day to day.

04

Site work, driveway and utilities

Clearing, grading, excavation and drainage depend on the lot. A long driveway on a rural property is a real line item. So is how the home gets water and handles wastewater. A lot with public water and sewer at the street is a different project from one that needs a private well and septic system, and soil conditions can affect septic design.

05

Foundation and basement

A slab, crawl space and full basement each carry different costs. A walkout basement on a sloped lot can add valuable living space, and finishing it now or later is another choice that affects the budget.

06

Permits, outbuildings and extras

Permits and inspections vary by jurisdiction. Detached garages, pole barns, covered porches, outdoor kitchens and landscaping are often planned with the house and should be included in early conversations so the full picture is clear.

07

Why per-square-foot numbers can mislead

A per-square-foot figure only means something when you know what it includes. Some numbers leave out land, site work, utilities, driveways, basements, garages or design fees. When you compare builders, ask exactly what is included so you are comparing the same scope. We are glad to walk through a detailed picture for your specific plans and property.

Common questions

Can you give us a price per square foot?

We prefer to talk about your actual plans and property, since a square foot number without context often leaves out site work, utilities and selections. Call us and we will walk through it.

Does building on rural land cost more?

It can. Driveways, wells, septic systems and site preparation are costs a city lot may not have. Every property is different.

Should we buy land before talking to a builder?

Talking with us first can help. We can point out site conditions that affect cost before you commit to a lot.

How do we keep the budget on track?

Make key selections early, set priorities for where to spend, and keep an open line of communication with your builder throughout the project.
